When you book, you are reserving that space for your use. Other people will be unable to book it. As such, we have a fairly strict cancellation policy. You expect us to hold the room for you, we expect you to keep your reservation.
Deposits - A 50% deposit may be taken at time of booking. Deposit refunds (less cancellation fees) are gladly given on cancellations made at least 30 days prior to arrival date, there-after deposits are non-refundable.
Cancellations - There is a $25 charge for cancellations and rebooking (changing dates) per reservation.
No Shows - are charged full amount of reservation. We do not want to charge you if you aren't staying with us. Please let us know and give us the opportunity to try and rent it to someone else and save you money.
3rd Party Reservations - if you book through AirBnB, one of Expedia or Booking.com websites refunds and cancellations are subject to the terms and policies of those companies. You must cancel or make changes through them. We are unable to make changes to those reservations - with the exception of extending you stay. For optimal flexibility we recommend booking directly though us.
Emergencies - We'll do our best to take care of you. The sooner you tell us that you can't come, makes it easier for us to rebook the room.
Rebooking - Life often gets in the way of best laid plans. Ask if we can rebook your stay for another date if you need to cancel. We may be able to move your deposit to a new date.
Bottom line - the earlier we know, the more we can do. The closer to the check in date, the harder it is to be flexible.
Deposits refunds terms are on your rental agreement. Please refer to written reservation agreement for terms.
If yo do need to cancel your reservation in within the 30 or 90 day window specified above, We ask that you let us know as early as possible to give us the opportunity to re-rent the the cabin or room. We will attempt to rebook the cabin / room and refund some or all of your deposit.
